Well if you behave like a friend, they'll treat you like a friend. You might also be trying to please her too much too if you get attached so fast and end up showing needy, approval seeking behaviour. So basically make your interest in her clear and don't be a people pleaser; live for yourself and answer to no one.

Basically what Grandpa said. Guys think that pursuing a woman gets them the woman but in reality that type of behaviour talks them right out of liking you. With my ex I made my interest in her clear, but after that I didn't do anything that made it too obvious that I liked her like that, I made her laugh a lot while we were together at school too and eventually her feelings for me grew and I knew this because she became a lot more touchy with me, I'd be busy working and suddenly she'd be standing behind me and putting her arms around me and she would walk so close to me that she'd bump into me. Also since we are both pretty busy I technically treated the moments I spent with her at school like little dates and also often asked her to get something to eat with me on our way to the train station and treated that like dates too and after a few weeks of doing that eventually she asked to do homework together but we ended up cuddling and kissing while watching an anime instead.

Nothing wrong with friends with benefits type of relationships, right? As long as you see them for what they are and don't expect anything serious to come out of it. Though that type of thinking might cause something serious to come out of it in the end.
