A lot of conspiracy online groups I enjoyed are being overrun by anti vax, flat earthers, and Qanon loonies. I wouldn't mind so much if I still saw stuff about UFOs and ghosts. Now I need niche groups about specific focuses. Am I just a conspiracy theory boomer fan now? Are UFOs not cool anymore?

Houses were $200,000 less 10 years ago.
Also boomer: Why don't you go for the house thats $80,000 more? $200 more per month on a mortgage isn't that big of a difference.

The pro gamer move is what i did and wait for boomers to lose their houses to the bank then get a sweet deal. My house is valuated at $270k and i bought it for just under $200k.. My mortgage is less than a lot of people's rent.

We started looking at houses 2 years ago. Never pulled the trigger, kept putting it off, waiting for the perfect one. It was a buyer's market but now its a seller's market. Lots of people moving in. We have spoke to over a dozen real estate agents asking about the market, buying, waiting. None of them knows whats happening with the market and we have seen what good waiting did us.
On average if you go belly up purchasing a home, it happens within the first 18 months. We could wait for some of the ones selling over price, but the ones that sold that long ago now have even increased in price.
Its all frustrating and I live with 2 people right now that live in a perpetual state of hindsight, regret, and "should of..."

Trust me, i know the struggle trying to find the perfect house.. it's not easy. Theres always a flaw. If a house was perfect and cheap, it'd be gone in seconds, usually by house flippers lol (ive been outbid by them a few times, or ive seen places that get bought out in cash). I bought just before covid and yea it was a buyers market. Housing market should crash soon though so will be that way again.
I bought at the perfect time too because despite the fact i couldnt afford 20% down, and got stuck with PMI, i was able to refi around the time interest rates were at record lows, hence my mortgage being like $1200 while avg rent is like $1300-$1400.
Definitely wait till housing comes down again, I've been following the market loosely so i can get my roomates out and live alone again.. i want my privacy back. lol.
On a side note/rant, biden has been throwing wrenches in a lot people's plans.. which ultimately ends up effecting first time home buyers (who'd have thought). A lot of people banked on foreclosed homes after covid since at the time there were laws protecting eviction/foreclosure. He protected people against that.
He also put a limit on the 1031 exchange, which is a tax deferment allowing you to defer capital gains tax on a property when you sell it if you roll that money into another property. This exchange used to apply to ANY property, and people would buy and sell duplexes and shit, roll the money into new property and not pay a cent in cap gains.. now he made it so you have to pay taxes on any property valued over 500k i think.. so this pushes big people to flip small single family homes and screw first time home buyers.
That being said its probably gonna be harder, but i'd imagine if your price range is 200k, probably wont effect you.

Buying a house was probably one of the most frustrating things I've done. Me and my ex were so tired of moving like every 2 years and she looked into it for me and pushed me till we were looking at houses lol. But I'm so glad I did, and I pay less than rent at any of the other places I lived. But this house does need a lot of remodeling now...
